Smoke Alarms and the New QLD Regulations – What Homeowners Need to Know

If you live in Queensland – or are planning to sell, rent, or renovate your home – there’s a critical new safety mandate you need to understand. These changes go well beyond bureaucracy; they’re designed to save lives. At Southampton Electrical, we’re here to help you stay safe, compliant, and ahead of the curve.

What the Law Requires: By 1 January 2027, All Homes Must Have:

  • Photoelectric smoke alarms only – the old ionisation models are no longer accepted. Your alarms must comply with Australian Standard AS 3786-2014.
  • Interconnected alarms, so when one triggers, they all sound – giving everyone in the house precious extra seconds to escape.
  • To be either hard-wired (240 V) with a 10-year backup battery, or powered by a non-removable 10-year lithium battery.
  • Installed in every bedroom, in hallways that connect bedrooms to the rest of the home, and on every storey – even if there are no bedrooms on that level.
  • Positioned carefully – usually on the ceiling, at least 300 mm from corners and lights, and 400 mm from air-conditioning vents or fan blades, unless special circumstances apply.
Why You Should Act Early – Before It’s Too Late

Being reactive as the 2027 deadline looms risks:

  • Supply shortages and installer backlogs, which happened during the 2022 rollout.
  • Higher costs, limited stock, and stress.
  • Potential delays in selling or renting your property, as it must be compliant before settlement or lease starts.
What Works Better: Your Best Options

For real protection – and compliance – we recommend:

  • Interconnected photoelectric alarms with proven reliability.
  • Hard-wired installations with 10-year lithium backup, or fully sealed 10-year battery units where wiring isn’t feasible.
  • Compliance with AS 3786-2014, correct placement, and professional installation.
