Queensland’s smoke alarm laws reach their final stage on 1 January 2027. From that date every home in the state needs interconnected photoelectric alarms, not just rentals and homes being sold. Most of the houses we go into aren’t there yet, and plenty of owners don’t realise the rules now apply to them. It’s also worth knowing that if a home isn’t compliant, it can affect a fire-related insurance claim. We’ll tell you where your place stands and what it needs.

Queensland Smoke Alarm Laws and the 2027 Deadline

Queensland started phasing these rules in from 2016, beginning with new builds and major renovations, then extending to any home being sold or leased from 2022.

From 1 January 2027, it covers everything else. Every remaining home needs interconnected photoelectric alarms marked AS 3786:2014, either hardwired with a backup battery or fitted with a sealed 10-year lithium battery. 9-volt replaceable battery alarms no longer count.

Selling is the exception. Those alarms have to be in and certified before the property transfers, and if they are not, the buyer can adjust the purchase price at settlement. Worth sorting before you list.

If your alarms predate any of this, this is the stage that applies to you. The full requirements are set out by the Queensland Fire Department.

Interconnected Photoelectric Smoke Alarms Explained

Photoelectric alarms detect smoke with a light beam and a sensor. They pick up the slow, smouldering fires that start in a couch or a mattress and fill a house with smoke long before there are flames, which is the fire most likely to catch you asleep. Ionisation alarms are slower to those fires and are no longer accepted in Queensland.

We install Voltex and Cavius photoelectric alarms, hardwired or with a sealed 10-year lithium battery, wired where there is cabling and wireless where there is not. Both offer remote-controlled options, and they come with a 7 to 10 year warranty depending on the model.

How Much Does Smoke Alarm Installation Cost in Brisbane?

The main thing that moves the price is how many alarms your house needs.

Supplied and installed, alarms are $140 to $165 plus GST each. Most three-bedroom homes need four, so a full upgrade usually lands between $600 and $800 depending on the layout. If you are having new alarms installed, the compliance certificate is $99 plus GST. Testing and a compliance certificate on an existing system start from $165 plus GST.

Smoke Alarm Installation FAQ's

How many smoke alarms does my home need?

It comes down to bedrooms, hallways and storeys rather than floor area. Alarms go in every bedroom, in the hallways that connect them, and on each storey. That hallway rule catches people out: if you’ve got a bedroom at the front and more at the rear with living areas in between, both hallways need an alarm. A three bedroom single storey home off one hallway usually needs four, a four bedroom two storey home is generally six, and a two bedroom unit is normally three. What is the difference between hardwired and battery alarms?

Hardwired alarms run off mains power with a backup battery and need cabling run to them, so they suit new builds and homes that already have them. Sealed battery alarms have a 10-year lithium cell that cannot be removed and need no wiring, which makes them the practical choice in most existing homes because there is no cutting into ceilings. Both interconnect and both meet the standard. The one rule is that if your house already has a hardwired alarm, it has to be replaced with another hardwired one.

My smoke alarm still beeps when I press the button. Does it need replacing?

The test button only tells you the siren works. It says nothing about the sensor, and alarms have a hard 10-year life from the date of manufacture, which is stamped on the back. After that, the sensor is no longer reliable.

How do I know if my smoke alarms are ionisation?

Look at the back of the unit. Ionisation alarms carry a yellow radiation symbol, and the type is usually printed on the label as well. If you see that symbol, the alarm needs replacing regardless of its age.

Do I need to change the batteries?

Not on a sealed 10-year alarm. The battery lasts the life of the unit and cannot be removed, so when it reaches the end of its life the whole alarm gets replaced. Older alarms with a replaceable 9-volt battery are the ones that chirp at 3 am, and those no longer meet the standard anyway.

Can I install smoke alarms myself?

If you mean hardwired 240V units, no. The law requires a licensed electrician to touch the wiring, and only a licensed electrician can issue the compliance certificate.

You can buy battery units and put them up yourself, but you still have to get the placement and the wireless link right to meet AS 3786:2014. Get the interconnection or the positions wrong and the house is not compliant, which is the sort of thing that surfaces at the worst possible moment when you go to sell.

Do you provide a compliance certificate?

Yes. Hardwired installations come with a Certificate of Testing and Compliance issued under the Electrical Safety Regulation 2013. Keep it with the house records, since insurers and buyers both ask for it.
